ABOUT SAPPHIRE BEACH RESORT AND MARINA (“SBRM”):

SBRM has a total of six buildings, labelled A-F.  If you are on the beach looking towards the buildings, A is furthest right and F is furthest left.  Buildings A-C sit on the white sand beach.  Buildings D and E sit on a rocky beach, and building F sits at the foot of the Marina.  Buyers and renters alike have preferable locations, as each have their own advantage.  Some love A-C because of the white sand beach, while others like D and E because it is more private with less people on the beach in front of your unit.  F is great for watching the boats come in and out, while still being a short distance to the beach.  The boat slips are labelled either N or S (North or South), so you can distinguish those listings based upon the letter.

Each building is a total of four levels.  The lower two levels are identically sized studio units of approximately 650 sq ft including the porch (this is a guess, and I have seen different sizes listed).  The upper two levels consist of 1BR/2BA units with an interior stairwell.  Their size is about 50% greater than the studios, hence their COA dues are 50% higher.  Slip owners at the Marina are also COA members, and their fees are 70% of those paid by studios.

If you see a two bedroom unit listed, it is typically one of the upper level units which has been renovated to squeeze two bedrooms onto the upper floor, which was originally a large primary bedroom.  However, there is at least one ground floor two bedroom unit which is a renovated combination of two adjacent studio units.

The COA has a very nice beachside pool in front of the D building, with ample seating around the pool.  The former bar/restaurant poolside area is not operational.  There are also tennis courts that have not been maintained for many years, set away from the beach and adjacent to the entry to the property.  Water is city water (via pipes), and not via collection from roofs.  There is a waste treatment system for toilets.  There is not a generator for the complex.  There are multiple trash cans around the property, and a large dumpster by the marina.  There is also a trailer with a couple of washing machines and dryers, for use by owners and guests (but require tokens which must be purchased).
